OT: Foundation Repair

I know there are a lot of smart Realtors and such on here, so I was hoping for some advice.

I noticed some cracks in our foundation, and tried to fix with just some spray in stuff, but it got worse and another crack appeared on the other side. This is on an old add-on off our house. And we have a 100+ yr old house in Clintonville (Columbus). Anyway I had the Basement Dr. come out and diagnose the problem (settling), and give us an estimate.

My wife and I had been considering selling to capitalize on the market, but now we don't know if we should fix this first or list it and let people know the cost to repair. In other words we're wondering if you'll do better listing with the issue known or fixing it and listing it.

It's a first house type home.
